Can’t build out? Build UP
To a lot of builders, adding a second story to a house with a steel frame and waffle pod slab was too hard or not possible.
To Mike from Complete Home Extensions, it was an interesting challenge that he was more than willing to take on.
Follow Kymberleigh & Ashley’s experience with Complete Home Extensions as we build a second story extension on top of their existing home.
After several months of being told various reasons by various builders as to why we were not able to build a second level, on our small home and our only solution was to add a couple of rooms.
We became a little disheartened and figured that our ideas of being able to extend our home were not ever going to happen.
Some builders just said it was too hard. Some wanted thousands of dollars up front just to have a look at our existing home and see what, if anything could be done with no guarantee that they could do it. Several builders told us alternatives that we simply did not like or want to do, in the aim of turning us off our ideas, as they gave us the impression that what we wanted would mean a lot of hard work to the builder.
Until one day, one of the builders I had called and left a message for, called me back.
Mike’s words were stuck in my head for days. He said, “Leave it with me, anything can be done with a little bit of thinking outside the box“.
A GOOD JOB STARTS WITH A GOOD PLAN
With a little clever thought, and consultation with engineers, a plan was put in place to add a second story to this modest home in Jimboomba. Moving up not out proved to be a great option.
In simple terms, we were about to build a new home on top of the existing home.
To do this, we needed foundations that were capable of taking the weight of the additional story and engineered beams spanning the existing structure providing a solid platform for construction of the upper level.
IT IS ALL IN THE DETAIL
This is the part where we worked closely with Ashley and Kymberleigh to get the design, floor layout and fine detail just right. They did not have to “choose from a number of standard designs”.
It is their home, so we listened each time Kymberleigh said “I need more storage” and designed a plan specifically to meet their needs.
The end plan includes an abundance of storage, double sized bedrooms, a walk in robe large enough to have a party in, upstairs and down stairs living areas and a little remodelling downstairs to give the family the living space that was so lacking in their existing home.

CONSTRUCTION BEGINS
Building approvals are granted and construction begins. Excavation started and new foundations were poured.
Sections of the existing roof were removed to allow the new supports and beams to be installed.
Existing solar panels and hot water system were removed from the roof before construction could begin.
These were reinstalled on completion.
NOW WE BUILD THE SECOND STORY
With the solid foundation and beams in place, the new second storey could be built above the existing home.
Alterations were made to the existing home beneath to make better use of the existing living spaces and incorporate the internal staircase for access to the new second story addition.
BRINGING IT ALL TOGETHER
The frame is finished, windows in, roof on and it is starting to look like a house again.

Upon arduous decision making as to how we were going to extend our home, and making our minds up finally we approached several builders for their advice and assistance. We requested their help in working out how we could achieve our ultimate goal of adding a few rooms to our outgrown and far too small home. Our first home was built with a small budget and allowances for our growing family had not come into consideration. The lack of a dining room, and not enough rooms to accommodate our family and its growth, tested both our patience and energy. With our twin 15-year-old boys requiring a room of their own, and our once small study, which had become our young daughter’s room, we needed to rethink and try to come up with a solution.

Our small home was constructed with a waffle pod slab, and steel frame construction, which caused complications in themselves, as building a second level structure on these two construction materials was not going to be possible for several reasons, one being the weight of the second level structure could not be supported by our existing construction.
At this point we would like to add, that with all the complications involved in this construction, and the difficult hurdles that were going to need to be crossed, we assumed that costs involved in this new construction would be far too outrageous for us to even contemplate.
We had in the previous months gone down a different path of looking into purchasing a home in our area. However, when the costs of purchasing a home big enough to accommodate our needs seemed to be in $500,000.00+ price bracket, we decided building a new home with the space we wanted and needed possibly the next option. To our surprise, this too was going to be costing us in the same dollar region as buying an established home. We had almost given up on ever being able to achieve our goal of expanding.
However, Mike and his Complete Home Extensions team came up with a plan that defied every other builder’s opinions previously consulted. The builders team lead by Bruce (Supervisor), were always hard working, and happy to answer my myriad of questions. Every day, it was a pleasure to turn up to the construction site and see what was being done and what had changed in the growing construction. Even on the most trialling days of construction, the team were always professional and worked extremely hard, and always made time to acknowledge us and talk about my questions we had. The team always had a positive, uplifting, friendly and approachable manner. The builders were always ready to offer suggestions for slight changes that could be made or helpful ideas that could be tweaked to improve the construction along the way.
Within four weeks, we were able to see how the second level of construction was going to look. The construction was moving fast, and the team of builders, and Bruce (Supervisor) kept us informed of every new stage. It was wonderful that we were always aware of what was happening during that week.
